A land title survey used by Title Companies and
Lenders which meets the specifications and
standards of the American Land Title Association
and the American Congress on Surveying and
Mapping. ALTA Surveys are based on a current title
commitment and may include the location of
buildings, visible improvements, flood zones,
easements and other items which can be specified
by the client by selecting the requirements in Table
“A” of the standards.
A “Title” or “Improvement Survey” depicts the
relationship of the visible improvements and possible
encroachments on a property. The survey also
depicts, when possible, and references any
easements of record as listed in Schedule “B” of the
title commitment. The flood zone boundary, if
applicable, is also shown.
A survey which results in the completion of an
Elevation Certificate Form as issued by FEMA to
assist in the purchase of flood insurance. The
survey establishes a relationship between the
foundation elevation and the Base Flood
Elevation (if known) which will determine the
amount of the insurance preimum for the
property.
A survey which locates and sets (if necessary) the
property corners defining the boundaries of a
property and typically shows only those
improvements within five feet on each side of the
property lines.
A survey which determines the topography of a
site usually for design and construction purposes.
Results in a survey plat depicting the site with
contours at a one foot interval and if requested
cross-section profiles at 50 or 100 foot intervals for
volume calculations. Typically required for
designing finished floor elevations, retention areas
and grading & drainage plans.
A survey which locates, on the ground, the
location of an existing easement or creates
the location of a proposed easement. Results
in a plat depicting the easement and a legal
description for inclusion in deeds and
easement agreements.
A “Subdivision Plat” subdivides a property into
two or more parcels while a “Replat” typically
relocates previously platted boundary lines. Both
plats can create easements, dedicate right-of-way,
if necessary or required by the local governing
authority. Results in a plat being filed for record
in the County Clerk’s Office upon approval by the
local governing authority.
A survey which locates the relationship of the
form boards of a proposed foundation to the
boundary lines, easement and building set
back lines prior to pouring the foundation.
A survey which locates the relationship of
form boards for a proposed foundation to
boundary line, easement and building set
back lines prior to pouring the foundation.
A survey which locates, on the ground, the
location of a proposed oil or gas well in
relation to the Section/Abstract Lines and/or
Lease Boundaries and results in a plat for
submittal with an application to drill.
Typically includes additional supporting
documents such as an aerial vicinity map
and pad layout. May also include
reclamation and road access exhibits as
required.
A survey which stakes, on the ground, for
construction, the centerline of a proposed
right-of-way easement for transmission and
SWD pipelines, access roads and electric
service lines.
Results in a certified plat for each individual
land owner depicting the route, stationing
of visible improvements crossing the route
and a legal description containing the
accurate footage, rods and acreage of the
route for inclusion in easement
agreements.
A survey which locates, on the ground, the
boundaries of a lease / unit and monuments
the corners on the ground.
Results in a plat depicting the boundaries and
provides an accurate acreage which allows the
planning of well spacing within the lease.
A survey which locates, on the ground, the
proposed crossing by a pipeline of a public
road or highway.
The survey plat depicts the crossing in plan and
profile views with horizontal ties to section
corners and a latitude/longitude at the
centerline intersection.
Usually accompanied by a “Traffic Contral Plan”
depicting the location of proposed safety signs
and barrels. Typically submitted with an
application to bore or cut across a public road
right-of-way.
A survey which locates, on the ground,
pipelines, electric lines and roads
constructed for importation into a
Geographic Information System (GIS)
thereby allowing a company to track its
existing infrastructure and permit accurate
planning of future development.
A survey which locates, on the ground, the
boundaries of a tract of land to be purchased or
leased for production purposes such as a tank
battery, frac pond or substation.
Results in a certified plat depicting the property
and a legal description containing an accurate
square footage and acreage for inclusion into
deeds or lease agreements.
A survey which determines the topography of a
site usually for design and construction
purposes of a tank battery or drilling island
which will contain multiple wells.
Results in a survey plat depicting the site with
contours and cross section profiles for volume
calculations. Typically required by th eBureau
of Land Management (BLM) & Railroad
Commission (RRC) for a drilling island. Also for
pipeline design.

requirements when permitting a well location
on BLM land. These requirements may include
topsoil reclamation and access exhibits along
with other specialized exhibits as the conditions
require.
